You are only able to spend six months (can be non-continuous) at park and must have a different location listed for full time residency, likely the town where you are registered to vote and receive your fed tax documents. An ongoing problem is getting 12' wide trailers approved which has been in various courts for at least 5 years. Electrical rewiring to a 50 amp upgrade and replacing sewers has been ongoing in an 8 year plan and I think we are in year 4 or 5. A new water tower is being installed to help with water filtration and runoff to keep DEP approval. I'm not an expert on all this stuff so why not call the Compliance Officer for the specifics.

Hello there,
I am looking at the possibility of buying a property located in the lake adventure park. While doing my research on the park I came across your blog. I am very concerned with what I have read so far. Are there legal troubles with the park and the county? Is it not up to code in any way? I understand about the non-residence rule, my question is what the cutoff point is for length of time one can spend total for the year. I am retired and travel between pa and Florida. I usually spend 11 months up here and 1 in Florida.
If I am to invest $20,000.00 of my money I want to know what is really going on here. Any info you can pass onto to me would be greatly appreciated.
I am only trying to get a realist look at what the park is really like. Thank you.

Well I just found this blog and have a couple of things to say.....
As a 6 year LACA member, I couldn't be happier with the community and all it has to offer. The dues aren't half as bad as some other communities, despite the state of the current economy. Are we facing hard times? Sure. But who isn't? The BOD is doing the best they can with what they have. And I think they're doing a good job. It takes alot of passion and dedication to sit on the board and I applaud those that do. Is there critisism? Yup, but that would be true with any board or management company. You can't please all the people all of the time.
For us, Lake Adventure is the perfect escape. There is always plenty to do, or you can do nothing. I just don't understand LACA owners who do nothing but complain. Isn't LACA supposed to be our "happy place"?

well said, yes the roads are bad,i am there every week and with 9 full time employees on board you would think that more could get done,i like the maint. crew i know that they are not being well coached by our p.m.,sorry board but i remember his resume when you hired him and didnt remember and p.m jobs listed,i am a p.o and really think you guys/girls dropped the ball on this one and you really dont know what to do,i think this week i will call eagle lake and see if apple would be interested in sitting down with p.o and let us know what they can offer us at this point what could it hurt?

If anyone thinks we are getting our monies worth would you be interested in buying a bridge near my home in Brooklyn!!! We were getting our monies worth about ten years ago but with the wholesale spending by boards we sure as hell are not now.The only savings was brought about by getting a lower propane bill but everything else is way out of line. If we don't investigate a management company, to run LA properly, we will go broke and not matter how you try to degrade these statements just go over the budget and if you can manage your check book you can figure out we are on a path of losing what we have invested in our property. Oh yes, the average po probably spent anywhere from $2200 to 2600 last year between propane, increase for electric upgrade plus dues, then cable/internet/phone plus insurance then a survey and NCF another $475 plus the lawyers fees for the lawsuit with Dingmans hasn't been figured in the budget so where is that money going to come from. Property owners better wake up and have the board look for a management company, if everyone is so down on the one at Eagle Lake seek another company but it would be stupid not to approach them because they know how to run a community such as ours.One last thing, being we haven't been up since last summer.Are the roads as bad as mentioned and do the comfort stations really look that bad? PLease no comments from the staff because they seem to think everything is great

comes to exactly $2,076.29 Also doesn't include propane which is not a LACA fee.
That was paying the entire yearly fee up front.
Guess the total cost can be a bit more or less for others. To each his own whether or not we are getting our money's worth. After what i went thru last year, I vote NO !

oh did you forget to add the insurance for the parkmodel,some of us need it when the trailers cost over 50k,but at the end you know im right and the only solution is a management company,so you can add the numbers up all day long but we do not get our monies worth here....

I think maybe you should check your math if you think it's costing you over $2200 to own at LACA since the dues are $1750 and taxes less than $200, and if you pay upfront it's even less. Kinda puts a damper on the rest of your info.

what gives me/property owners a right to bitch is simple over $2200.00 per year we pay to enjoy our vacation get away,we all dont need to run for the board to voice our disgust with how this place is run,and if you did such a great job why are you not on the board now? i give full credit to all/any who want to do that job i dont have a problem letting all know that this place is running poorly and if you feel that you get your monies worth here that is your opinion,but the truth is seen as soon as you pull up to the gate....only a management company will ever get us out of this mess..

Go ahead and knock the present and past boards. Have you people who are doing the slamming been on the board? Have you run for the board? Have you done anything to improve LA? If not shut up!!!... You sound like an employee or someone that doesn't contribute but will be the first one to knock someone. Will you spend your summers going to meetings, hearing property owners gripes,attend meetings in the off season and in some cases drive hundreds of miles to attend town and board meetings??
